Main Responsibilities:
  • Participate of sites’ staff meetings to connect business plans to REWS strategies
  • Promote adjustments and continuous improvement to working environment per business needs and REWS directions
  • Represent REWS strategies for local business management
  • Manage communication and contract terms of subleased areas in the Jaguariuna Campus – Flextronics, Ambev, FIT, Deal4b and InfraCommerce. Guarantee all shared expenses are being deployed and timely  debited
  • Approve and execute periodic sublease contracts price adjustments
  • Analyze, approve and provide details of goods purchased for upper management approvals
  • Plan REWS budget Expenses and Capital spending
  • Control actual spending versus planned budget
  • Verify if proper allocation is being performed by Finance for common services: copiers, postage, office material, notary services, internal mail services, document management and storage, etc.
  • Control of Facilities Management contracts – JLL in São Paulo and Manserv in Jaguariuna
  • Follow up FM control of main contracts: maintenance, cleaning, gardening, water treatment and BMS – building management system services
  • Evaluate quality of services provided according to agreed KPIs
  • Ensure contracted FM is scheduling and executing complementary contracts: compressors, chillers, UPSs, generator, elevators, thermography, water quality, water wells, cooling towers, plague control, fire extinguishers, etc.
  • Ensure FM follows up contracts expire dates and annual adjustments
  • Ensure all permits are updated and managed accordingly – environmental operation permit, municipal operation license, sanitary vigilance records and permits, etc.
  • Ensure that electrical energy demand limits are being monitored for zero penalties
  • Check if service providers labor documentation is being reported to HR monthly

Position Requirements:
  • Bachelor's degree in Civil Engineering, Industrial Engineering, Production Engineering or related areas
  • Fluent English (mandatory)
  • Strong experience in Real Estate management 
  • Proven managerial and project management experience is a must 

Preferred Qualifications:
  • Post-Graduation and/or MBA in related areas is desirable
  • Leed certification and CoreNet MCR certification are a plus
  • Spanish fluency is a plus
