Description and Requirements
This is a hybrid role working from the office and home each week. We are currently considering candidates who live in the Raleigh, North Carolina area.
What you will do:
- Partner with regional REWS Teams, Business Units, Finance, HR, and IT to add strategic value by contributing to workplace solutions to enhance employee experience
- Play an integral role in data-driven approach to decision making by analyzing and making sense of large amounts of real estate data
- Identify portfolio optimization opportunities to support location strategy analysis and planning
- Understand recent changes in lease accounting standards and assist in determining impact of real estate transactions on financial statements
- Conduct financial analysis of real estate business cases including projections of cash flow, NPV, IRR, and payback period
- Serve as Sustainability and Environmental Management System liaison under ISO 14001 Program
- Work with outsourced service provider on lease administration, transaction management, project management and facilities management activities
- Interface with corporate Financial Analysts as real estate data subject matter expert
- Lead annual real estate budgeting process, track regional spend, and understand variance analysis
- Partner with Legal, Finance, Landlords, and Brokers on lease analysis and amendments
Position Requirements:
- Experience with financial analysis, lease transactions, and project management
- Proven track record of implementing cost reduction plans
- Success in fast-moving, change management situations
- Outstanding ability to communicate concepts clearly, concisely, and effectively to management
- Ability to handle multiple requests and work in a fast-paced environment and be responsive to customer/employee requests/service issues
- Meet deadlines and make sound decisions, sometimes without complete data
- Ability to work as part of a team as well as independently
- Exceptional communication, presentation, and negotiation skills
- Be willing to travel, minimum 20% of time
Preferred Qualifications:
- Bachelor’s Degree in Business Administration (MBA preferred), Economics or Real Estate combined with fundamental subject matter knowledge.
- 7+ years real estate management or facility operations experience
- Ability to manipulate data to see beyond the numbers and draw business conclusions and very strong analytical and problem-solving skills
- Demonstrable ability to achieve goals through strong interpersonal skills; influencing, partnering, and developing relationships with key stakeholders across the business
